Motorised curtains and blinds can improve comfort, privacy and daily convenience, especially when they work with lighting and AC scenes. Successful installation depends on decisions that are easy to miss: track dimensions, fabric weight, curtain pockets, power locations, motor access and the control method.
Use this guide before ceilings and joinery close—or before ordering a retrofit system for a finished Dubai property.
Start with the window treatment, not the motor
The correct motor and track depend on the finished curtain design. Confirm whether the opening will use curtains, roller blinds, Roman blinds or another treatment. For curtains, record the track length, opening direction, fabric weight, stack position and whether there will be one layer or separate sheer and blackout layers.
A dual-layer treatment usually needs two tracks, two motors and independent controls. Large, curved or unusually tall installations may require specialist hardware and additional structural support.
Plan the curtain pocket and fixing surface
The interior designer, ceiling contractor and curtain supplier should coordinate pocket width and depth, fixing points, track position and access. A beautiful concealed track is only useful if technicians can reach the motor and connections later.
Before installation, verify:
- Finished wall-to-wall and ceiling dimensions
- Track support and fixing surface
- Stack space when curtains are open
- Motor side and maintenance access
- Power and control-cable locations
- Clearance from glass, handles and furniture
New build versus retrofit
During construction, power and control cabling can be positioned beside each motor and coordinated with the automation panel. This is the cleanest approach for a complete villa or major renovation.
In a finished property, the survey should identify nearby power, accessible routes and whether a wireless or battery-powered option is suitable. A retrofit can often be completed with limited disruption, but the available products and track design may be constrained by the existing ceiling and joinery. How should motorised curtains be controlled?
Good systems offer more than open and close. Depending on the motor and integration, curtains can be controlled from wall keypads, a Home Automation app, touch panels, schedules, sensors and voice assistants.
Useful scenes include:
- Morning: open selected curtains gradually and recall a comfortable lighting scene.
- Away: close privacy treatments and coordinate appropriate lighting and security actions.
- Movie: close blackout curtains and adjust lights and AV.
- Night: close bedroom curtains and prepare bedside lighting.
- Heat management: position blinds or curtains according to time, façade and measured conditions.

Think about local controls and manual operation
Users should be able to operate the treatment easily from the room, even if a phone is unavailable. Confirm what happens during an internet outage, whether local automation continues, and whether the selected motor offers a suitable manual or emergency operation method.
Noise, speed and alignment
Motor noise is particularly important in bedrooms, cinemas and quiet living areas. Ask to review the proposed motor and track, not only its maximum load. For multiple curtains in one room, commissioning should produce consistent direction, limits and scene timing.
Integration with AC and lighting
Curtains can participate in energy and comfort strategies, but automation should respect the orientation, glazing, fabric and actual conditions. Closing every curtain whenever the sun is present may make the home unpleasant and increase artificial-light use.
A better design uses façade-specific schedules or sensors and coordinates shading with smart AC control and smart lighting scenes.
Questions to ask before approving a proposal
- Who is responsible for final measurement: integrator, curtain supplier or interior contractor?
- Does the price include tracks, motors, brackets, power supplies and programming?
- Are fabric supply and installation included or excluded?
- How will the motor connect to the wider Home Automation system?
- Can limits and favourite positions be adjusted after handover?
- What warranty and local support apply?
